HUNTER HOTEL ADVISORS has been exclusively engaged to solicit offers for the purchase of the 207-room, 3-story Holiday Inn Express Nashville Airport (the “Hotel” or “Property”). The Hotel is strategically located adjacent to Nashville International Airport (BNA) and directly off I-40 and Donelson Pike, a high-traffic corridor undergoing expansion to support the airport’s ongoing growth. BNA is in the midst of a $4.5 billion transformation scheduled for completion in 2029 that will increase capacity to 70 gates, with plans to expand to 140 gates. In Fiscal Year 2025, the airport welcomed a record 24.7 million passengers, while June 2025 marked the busiest month in its history with more than 2.4 million departing travelers. With service to 114 nonstop destinations and recognition as the 6th-ranked U.S. airport by AirHelp in 2024, BNA continues to solidify its position as a premier gateway market, directly benefiting the Hotel.
Offered well below replacement cost, the Hotel provides investors with immediate value in one of the nation’s fastest-growing markets. Located 15 minutes from Downtown Nashville, the Asset is supported by the city’s $24.6 billion development pipeline, rapid expansion of its tech sector led by Oracle and Amazon, and more than 16 million annual visitors generating $10 billion in direct spending. Currently institutionally managed, the Property presents a clear opportunity for a new owner to implement a localized, revenue-focused management strategy to expand margins and unlock significant operational upside. Further performance gains will be driven by the completion of a Property Improvement Plan (PIP), which will reset rate positioning and enhance competitive standing within the Nashville Airport submarket, creating long-term RevPAR and topline revenue growth.
