Located approximately six minutes from the University of Alabama’s campus, the Hotel benefits from recurring visitation associated with a record 42,360 students, university faculty and staff, prospective-student tours, move-in periods, graduations, Parents’ Weekends, conferences, alumni events, and year-round Southeastern Conference (“SEC”) athletics. The Property also serves a diversified base of commercial and healthcare demand anchored by DCH Regional Medical Center and Mercedes-Benz U.S. International, one of Alabama’s most significant manufacturing operations. During the Trailing Twelve Month (TTM) period ending July 2026, the Hotel generated approximately $2.5 million in Total Revenue and $594,000 in NOI, equating to a 23.9% NOI margin. The Hotel currently ranks 4th of 7 properties in its competitive set, generating a RevPAR of $71.62 and providing a new owner with the opportunity to enhance performance through completion of the anticipated PIP, refreshed revenue-management strategies and more hands-on operational oversight.
