Hunter Advisors has been exclusively engaged to offer for sale the fee simple interest in the Fairfield Inn & Suites Gallup (the “Hotel” or “Property”), a Marriott-branded select-service hotel strategically positioned along Historic Route 66 near its intersection with Interstate 40 in Gallup, New Mexico. The Hotel benefits from excellent accessibility along one of the Southwest’s primary east-west travel corridors, supporting consistent transient demand from interstate travelers, regional visitors, and commercial traffic. In addition to its strong highway-oriented positioning, the Property draws from a diverse local demand base that includes healthcare, government, education, rail, and broader commercial activity throughout McKinley County, while leisure demand is further supported by Gallup’s Route 66 heritage, Native American cultural tourism, Red Rock Park, and Fire Rock Navajo Casino in nearby Church Rock.

 

The offering presents a compelling opportunity to acquire the newest hotel in the competitive set, built in 2015, with no new supply within a five-mile radius. In the February 2026 trailing twelve-month (TTM) financial period, the Hotel generated approximately $2.1 million in rooms revenue and achieved RevPAR of $83.20, ranking fourth out of six hotels in the competitive set, indicating meaningful topline upside through completion of a property improvement plan. Upon renovation, a buyer is expected to improve rate penetration, grow market share, and better align the Hotel’s performance with its strong Marriott affiliation and strategic location. 

 

The Hotel also offers an attractive in-place cash flow profile, generating approximately $623,250 of NOI, representing a 28.2% NOI margin on $2.2 million of total revenue. This existing earnings base provides investors with current yield at acquisition, while still offering additional upside through repositioning, operational refinement, and a more hands-on management approach. As part of the Fairfield Inn & Suites by Marriott platform, the Property benefits from the strength of one of the most recognized brands in the upper-midscale segment, supported by Marriott’s reservation system, distribution network, revenue management platform, and the reach of the Marriott Bonvoy loyalty program.
