The Hotel benefits from excellent accessibility along one of the Southwest’s primary east-west travel corridors, supporting consistent transient demand from interstate travelers, regional visitors, and commercial traffic. In addition to its strong highway-oriented positioning, the Property draws from a diverse local demand base that includes healthcare, government, education, rail, and broader commercial activity throughout McKinley County, while leisure demand is further supported by Gallup’s Route 66 heritage, Native American cultural tourism, Red Rock Park, and Fire Rock Navajo Casino in nearby Church Rock.
The offering presents a compelling opportunity to acquire the newest hotel in the competitive set, built in 2015, with no new supply within a five-mile radius. In the February 2026 trailing twelve-month (TTM) financial period, the Hotel generated approximately $2.1 million in rooms revenue and achieved RevPAR of $83.20, ranking fourth out of six hotels in the competitive set, indicating meaningful topline upside through completion of a property improvement plan.
