The Property provides seamless access to major corporate demand drivers in the Cherry Hill area including TD Bank’s U.S. headquarters, Hikma Pharmaceuticals, and NFI Industries.  Currently institutionally managed and generating a $104 RevPAR and a 16.5% NOI margin, the Property presents the opportunity for a new owner to unlock significant upside through a more localized management approach and the completion of the change of ownership PIP. 

 

ALTERNATIVE USE OPPORTUNITY 

A new owner has the opportunity to explore rebranding and alternative use options. The Generation 1 Residence Inn sits on a 5.5-acre parcel and consists of 13 standalone buildings, making it an ideal candidate for multifamily conversion. Additionally, residential features such as private entrances and full kitchens already exist, reducing capital expenditure needs and accelerating the conversion timeline. 

 

SIGNIFICANT OPERATIONAL UPSIDE 

The Hotel is being offered unencumbered by management, presenting an investor with the opportunity to unlock significant upside through a new optimized, extended stay focused management strategy. The Hotel achieved a RevPAR of $104 and a 16.5% NOI margin as of the TTM period ending February 2025. By implementing cost control initiatives, leveraging local vendor relationships, and reducing centralized corporate overhead, a new owner has the opportunity to drive cash flow and profitability.

 

TOP-LINE GROWTH POTENTIAL FOLLOWING PIP COMPLETION 

The Property is well-positioned for significant revenue growth following the completion of the Residence Inn PIP. In 2023, ownership invested $411K in renovating the common areas, while the guestrooms were last updated in 2017. A guestrooms refresh will enhance the Hotel’s market positioning and enable the Property to drive rate. Currently ranking 4 out of 8 within its competitive set in terms of rate, the Hotel has a clear opportunity to improve performance and capture additional market share post-renovation, especially given the minimal new supply risk in the market.
