Hunter Advisors has been exclusively engaged to offer for sale the fee simple interest in the Crowne Plaza Edison (the “Hotel” or “Property”), a 170-key, full-service hotel strategically located within Edison Square in the heart of a broader Central New Jersey commercial and industrial corridor. The Hotel benefits from a diverse base of corporate, logistics, and institutional demand generated by nearby manufacturing, warehouse, and distribution facilities, as well as proximate demand drivers including Raritan Center Business Park, the New Jersey Convention & Exposition Center, Middlesex College, Rutgers University campuses, and Robert Wood Johnson University Hospital. Immediate access to Route 27, the New Jersey Turnpike (I-95), I-287, and the Garden State Parkway further enhances regional connectivity and positions the Property to capture demand from across Central New Jersey while also providing efficient access to Newark Liberty International Airport.

 

The Crowne Plaza Edison offers a differentiated operating profile relative to many assets in the competitive market due to its full-service platform, meaningful meeting and event infrastructure, and diversified revenue streams. In addition to guestrooms revenue, the Property benefits from significant food-and-beverage income and a robust meetings platform anchored by approximately 12,000 square feet of meeting space, including multiple function rooms and ballroom venues that support corporate gatherings, banquets, and other group-related demand. These revenue streams, together with Christie’s Bar & Grill, the Hotel’s banquet and event capabilities, and its broader guest amenity offering, support a broader mix of transient, group, and event-driven demand and contribute to a more diversified and durable operating model.


The offering presents investors with the opportunity to acquire and reposition a well-located full-service asset while driving continued improvement in operating performance. In the March 2026 trailing twelve-month financial period, the Hotel achieved RevPAR of $98.08, which ranked first among the six hotels in its competitive set and translated into approximately $6.1 million of room revenue and $7.6 million of total revenue, while generating approximately $1.1 million of net operating income, representing a 14.9% margin. Ownership completed the guestroom renovation program in 2019, followed by a full public-space renovation in 2023, before completing the balance of the broader renovation program in 2024. Collectively, these improvements represented approximately $1.9 million of capital investment across 2023 and 2024, or roughly $11,300 per key, allowing a new owner to build upon a recently improved foundation while pursuing a targeted renovation program across remaining components. Inclusive of acquisition cost and anticipated renovation investment, an investor’s all-in basis is expected to remain materially below replacement cost for a comparable full-service asset in Edison, where barriers to entry for new hotel development remain meaningful.
