Located at 130 Sheriff Rd in Melbourne, FL, the Hotel was built in 2007 and underwent a comprehensive renovation in 2023. Situated on Florida’s Space Coast, renowned for space launch capabilities and aerospace manufacturing, the Hotel boasts a prime location near key aerospace contractors and manufacturers. During the TTM period ended November 2024, RevPAR grew 18% to a level of $116, generating ~$3.8 million of Rooms Revenue. As the most recently renovated hotel, and one of the top performing lodging assets in the market, the Hampton Inn is positioned for future growth, particularly from the USSSA Space Cost Complex which recently underwent a $32 million renovation and is expected to generate 100,000 annual room nights in the market once stabilized.  The opportunity exists for a new investor to acquire a cash flowing hotel with considerable upside, and minimal change of ownership PIP in one of the highest growth regions of the country.

The Hotel has achieved strong performance, generating $3,810,926 in Total Revenue and $1,297,096 in NOI through the TTM period ending November 2024, with 34% NOI margins. Additional upside potential exists as the property stabilizes and the market continues to experience growth.
