The Property is fully leased to Owens Corning (S&P: BBB/Stable) and is located adjacent to a long-term Owens Corning-owned manufacturing facility, serving as a mission-critical southeast distribution center for all products coming from the plant. A tenant since 2012, Owens Corning’s in-place rent is 40% below current market rents, offering investors tremendous near-term upside and an investment basis substantially below replacement cost. Further, a new 60-mil TPO roof with a 20-year warranty was installed this year – as such investors will have minimal to no material capital expenditure requirements over their hold period.
