The Hampton Opelousas is located directly off Interstate 49, proximate to the junction of Interstate 49 and U.S. Highway 190 nearby numerous leisure, healthcare, and corporate demand generators. Evangeline Downs Racetrack & Casino, located 1.5 miles from the Hotel, is a one-of-a-kind facility offering 1,400 slot machines, table games, live horse racing, nightlife, and several dining options. During race season (April to December), races are hosted Wednesday through Saturday at the complex’s 1-mile dirt track. Additionally driving leisure demand to the area is Opelousas’ rich history and culture. Dubbed “Zydeco Capital of the World,” the city hosts the Original Southwest Zydeco Festival which celebrated its 41st anniversary in 2023. Further driving leisure demand is the city’s Cajun culture with numerous local eateries serving the famed cuisine as well as historic assets including Le Vieux Village Heritage Park, the Jim Bowie Display, and the Orphan Train System. Opelousas General Health System’s Main Campus is located 3 miles from the Hotel. Opelousas General Health System is the largest employer in St. Landry Parish and features comprehensive medical services offered by 2 hospitals and approximately 20 outpatient facilities. Due to Opelousas’ location at the junction of key transportation infrastructure and at the midway point between Shreveport and New Orleans, the city is an ideal position for logistics operations. Anchoring the logistics industry is a 1.1-million-square-foot Wal-Mart distribution center that employs nearly 600 people. Further driving corporate demand to the area are local operations of Ventura Foods, Precision Drilling, and Waveland Corporation that collectively employ nearly 1,000 people. Opelousas is located less than 25 miles north of Lafayette, Louisiana which features attractions such as the Cajun Dome & Convention Center, the University of Louisiana at Lafayette, Lafayette Regional Airport, and a number of local eateries. 

 

OPERATIONAL UPSIDE 

The Hotel has historically performed at the top of its competitive set, ranking 1 of 5 in Occupancy, ADR, and RevPAR in 2022. As of the Year End 2023 financial period, the Hampton Inn Opelousas achieved a RevPAR of just $63.38, ranking 3 of 5 in comparison to its competitive set. As the only Hilton, Marriott, or Hyatt-branded asset in the Opelousas market, and the newest asset in the market by 8 years, the Hotel should penetrate the competitive set at 125%+, compared to the 2023 RevPAR Penetration Index of 116%. Buyer has the opportunity to raise RevPAR and NOI margins back to historically achievable metrics upon implementation of a new management strategy.
