PORTFOLIO OVERVIEW

Hunter Hotel Advisors has been retained as the exclusive agent to solicit offers for three newly renovated Hotels consisting of the 78-key Courtyard Boulder Longmont, 90-key SpringHill Suites Boulder Longmont, and 84-key Residence Inn Boulder Longmont. The offering also includes a separately improved building known as The Meeting Place, featuring 1,860 square feet of flexible meeting and event space. Constructed between 2002 and 2005, the three Hotels are located adjacent to one another, allowing for a highly efficient operating model, with staffing complexities driving above market operating margins. Their location in Longmont, only 15 minutes outside of Downtown Boulder and the University of Colorado, places them at the epicenter of a wide range of demand generators which generate significant extended-stay and transient demand. The region is a hotbed for industries including aerospace, robotics, semiconductor and technology, and leisure, as Longmont is commonly known as “the gateway to Rocky Mountain National Park”.

ECONOMIES OF SCALE

The Courtyard, Residence Inn, and SpringHill Suites are situated adjacent to one another along Dry Creek Drive in Longmont, Colorado. Given the proximity to each other, the Hotels benefit from a hyper efficient operating model with the ability to flex staffing across the three assets. Shared staffing from a management level, as well as within departments such as sales, engineering, and rooms will likely allow a Buyer to drive above-market operating margins.

OPERATIONAL UPSIDE

As of the Trailing Twelve Month (“TTM”) financial period ended November 2024, the Portfolio achieved an NOI of just $1,156,439 (14.8% margin). The

Hotels are currently institutionally managed, presenting the Buyer with an opportunity to implement a revamped management strategy. With a more

localized management approach, new ownership will likely be able to improve on efficiencies and lower costs compared to those of a larger, institutional

management company.

LIMITED NEW SUPPLY

As of January 2025, there is only one, 84-key hotel under construction within a 5-mile radius of the Portfolio. With a limited pipeline in the area surrounding the Hotels, a Buyer can operate with less risk of top line revenue disruption due to new entrants in the market.

OFFERED BELOW REPLACEMENT COST

The Boulder Longmont Portfolio is being offered at a discount to replacement cost. The offering presents an opportunity to buy into a portfolio with a number of value-add opportunities including operational synergy and management strategy implementations as well as limited risk of new supply.
