HUNTER HOTEL ADVISORS has been exclusively engaged to solicit offers for the purchase of a 10-Property Affordable Suites of America portfolio (the “Portfolio”) totaling 367 guestrooms across North Carolina, South Carolina, and Virginia. The Portfolio includes six hotels in North Carolina, three in South Carolina, and one in Virginia, strategically located in markets such as Gastonia, Greenville, Lexington, and Charlottesville. These properties are situated in stable secondary markets supported by a diverse mix of demand drivers including manufacturing, healthcare, education, and regional commerce.

 

The Portfolio is composed entirely of extended-stay assets, catering to long-term guests seeking apartment-style accommodations with full kitchens, separate living areas, and on-site laundry facilities. For the TTM period ending October 2025, the Portfolio generated Total Revenue of approximately $6.6M and NOI of $2.1M, reflecting a healthy 32% NOI margin and an average RevPAR of $48.65. Offered below replacement cost, the Portfolio provides investors an attractive opportunity to acquire a well-performing, geographically diverse collection of extended-stay hotels in markets with proven demand stability and resilient cash flow characteristics.
