The Hotels are located within the Town Center at Levis Commons, a 310,000-square-foot open-air retail and entertainment hub anchored by Von Maur and home to nationally recognized retailers such as Anthropologie, Arhaus, Lululemon, and Sephora, along with a diverse mix of upscale restaurants and entertainment venues. Levis Commons serves a high-income customer base, reinforcing its position as Northwest Ohio’s premier lifestyle destination. The Hotels are further supported by over 600,000 square feet of surrounding medical and office space and more than 625 high-end residential units.
Strong Performing Assets with Topline Upside: As of TTM May 2025, the Properties recorded combined revenues of $16.9M and NOI of $5.1M. The Home2 Suites opened in 2018 and most recently achieved a RevPAR of $121, while the Hilton Garden Inn performs well at a RevPAR of $112 with topline upside available following the completion of the change of ownership PIP. With a refreshed product and new management in place, an investor will be well-positioned to drive topline performance and realize margin improvement.
Favorable Market Dynamics Supporting Continued RevPAR Growth: The market enjoys a strong, stable and diverse set of corporate and group demand drivers and will benefit further from Meta’s newly announced $800 million Bowling Green Data Center located in near proximity to the Hotels, which will drive increased demand through short-term construction activity and long-term economic expansion. Complementary Positioning and Renowned Hilton Brand Affiliation: The offering allows investors to acquire two strong-performing, Hilton-branded hotels with complementary positioning—pairing a transient and group-focused Hilton Garden Inn with a high-performing extended-stay Home2 Suites to capture a broad range of demand. The Hilton Garden Inn features over 17,000 square feet of flexible meeting space, attracting corporate and group business that enhances its revenue mix. Additionally, the Hotels’ proximity to one another directly across the street enables an owner to capitalize on operational synergies through shared staffing and coordinated sales efforts.
