The Courtyard Junction City is located off I-70 in Junction City’s historic district; the Hotel is directly connected to the Geary County Convention Center and is near numerous leisure demand generators. The Geary County Convention Center, an approximately 16,000 SF convention center with capacity for 1,200 people, will be included in the sale of the Hotel. It is the only dedicated convention space in Kansas located next to Interstate 70 and provides easy access for attendees which makes it a preferred venue for weddings, local business meetings, and Kansas State University events. The Hotel is minutes from the Main Henry Gate at Fort Riley, one of the oldest army posts in the country, employing up to 25,000 people daily. Additionally, the Hotel is only 10 minutes from Geary State Lake and Park, Kansas River Waterfront, Rolling Meadows Golf Course, Footlocker Distribution Center, Armour Eckrich, Pawnee Park, and Irwin Army Hospital.

BRAND AND MANAGEMENT UPSIDE
Once the Hotel’s franchise license expires, the new owner will have the optionality of renewing the Courtyard by Marriott contract or pursuing an alternative brand with Wyndham, Choice or Sonesta. If new ownership decides to rebrand the Hotel, there are PIP and operational costs savings through brands such as Wyndham Garden, Ascend Collection, or Sonesta Select.
