Hunter Advisors has been exclusively engaged to solicit offers for the purchase of the 116-room Fairfield Inn Evansville East (the “Hotel” or “Property”), a Marriott-branded select-service asset strategically located within Evansville’s primary healthcare and commercial corridor. The Hotel is positioned at the junction of Interstate 69 and State Road 66, directly serving the 60-acre Deaconess Gateway Campus located across the interstate, as well as Ascension St. Vincent Evansville, Old National Events Plaza, and numerous regional corporate headquarters. In the May 2026 trailing twelve-month financial period, the Property achieved a RevPAR of $53.68, ranking fifth of five hotels within its competitive set and generating a 67.2% RevPAR index. The Hotel’s current underperformance reflects its physical positioning and competitive standing within the submarket, underscoring the opportunity for meaningful top-line improvement following completion of a comprehensive change-of-ownership PIP. Upon renovation, the Property is expected to improve ADR penetration and support market share recovery. Beyond top-line growth, the Hotel presents a clear operational improvement opportunity. Currently institutionally managed by an operator based outside the immediate market, the Hotel’s margin profile reflects the potential for more engaged, localized asset management. A refreshed management approach focused on disciplined expense controls and optimized revenue strategy is expected to drive meaningful NOI growth and margin expansion. The Fairfield Inn Evansville East is offered at a basis materially below the cost required to develop a comparable Marriott-branded select-service hotel in today’s construction environment. Inclusive of anticipated acquisition costs and required capital improvements, the all-in basis remains below new development economics, providing embedded basis protection and a defined path to value creation through physical repositioning and operational optimization.
