INVESTMENT HIGHLIGHTS
Hunter Advisors has been exclusively engaged to solicit offers for the acquisition of the Fairfield Inn & Suites Atlanta Stonecrest (the “Hotel” or “Property”), a recently renovated, institutional-quality Marriott-branded asset strategically positioned along the I-20 corridor within one of East Atlanta’s most dynamic retail and commercial hubs. The Hotel benefits from immediate proximity to the 1.2 million square-foot Mall at Stonecrest, the 125,000 square-foot New Black Wall Street Market, and a dense concentration of industrial and manufacturing employers, while also capturing leisure demand from Stone Mountain Park (4+ million annual visitors) and convenient access to Downtown Atlanta and Hartsfield-Jackson Atlanta International Airport. Supported by meaningful recent capital investment and no new hotel supply under construction within a 10-mile radius, the Property is well positioned to sustain competitive performance within a growing submarket. Branded under Fairfield Inn & Suites by Marriott, the Hotel benefits from the scale, distribution, and customer loyalty of Marriott International, including access to the 271+ million-member Marriott Bonvoy platform across nearly 9,700 hotels worldwide. The offering presents investors with the opportunity to acquire a renovated, nationally branded asset with durable demand drivers and meaningful margin expansion potential within a high-traffic Atlanta corridor.
STRATEGIC LOCATION WITHIN A HIGH-TRAFFIC COMMERCIAL AND RETAIL CORRIDOR
The Fairfield Inn & Suites Atlanta Stonecrest is strategically positioned off I-20 within a dense commercial and retail corridor supported by strong year-round demand. Just 3 minutes from the Hotel is the 1.2 million square-foot Mall at Stonecrest, a major 200-acre super-regional shopping destination featuring 120 specialty retailers and restaurants. The mall recently completed a multimillion-dollar expansion that added a new retail wing and state-of-the-art food hall, complementing earlier additions including a SeaQuest Aquarium, gym, sauna studio, art gallery, and event center. Located 4 minutes from the Hotel, the New Black Wall Street Market spans 125,000 square feet and is home to more than 100 shops and restaurants, further reinforcing the area’s retail and cultural draw.
The Property is also surrounded by a concentration of industrial and manufacturing employers including Vulcan Materials (5 minutes), International Paper Co. (8 minutes), Heidelberg Materials (8 minutes), and Metro Materials (10 minutes), contributing a steady base of commercial demand. The area is further supported by Rivian’s new multi-billion-dollar Georgia Manufacturing Plant, a transformative project expected to create 7,500 direct jobs and nearly 8,000 indirect jobs, generating more than 15,000 total jobs and over $1 billion in annual labor income. Additionally, the Hotel benefits from convenient access to major regional attractions and transportation nodes, including Stone Mountain Park - drawing over 4 million visitors annually - as well as Downtown Atlanta and Hartsfield-Jackson Atlanta International Airport, the world’s busiest airport with more than 108.1 million passengers in 2024, all located within a 30-minute drive. This combination of retail, industrial, leisure, and airport-driven demand positions the Hotel to consistently capture a diverse and resilient customer base.
RECENTLY RENOVATED HOTEL WITH NO NEW SUPPLY
The Fairfield Inn & Suites Atlanta Stonecrest recently underwent a comprehensive renovation encompassing all aspects of the Property. This significant investment has elevated the Property’s overall quality and product positioning, allowing a new owner to capture the full benefit of the recent renovations without incurring near-term capital obligations. Further enhancing the Hotel’s competitive position, there are currently no new hotels currently under construction within a 10-mile radius. The limited new supply in the surrounding market reinforces the Hotel’s ability to sustain its performance trajectory and maintain premium market share as Stonecrest and the broader East Atlanta corridor continues to grow.
