Excellent Location The Homewood Suites by Hilton Augusta is located just 2 miles from the world-renowned Augusta National Golf Club, home to one of the most prestigious tournaments in professional golf, the Masters. In 2024, the Masters hosted an average of 40,000 fans each day of the four-day tournament. Further driving leisure demand to the area is Downtown Augusta (6 miles), which offers visitors a number of local eateries, nightlife venues, and features attractions such as the Miller Theater, James Brown Arena, and Augusta Museum of History. The local economy is largely driven by the defense and healthcare industries. The U.S. Army Cyber Center of Excellence and Fort Eisenhower (10 miles) are collectively the largest employers in the city, employing more than 29,000 people. Fort Eisenhower has a substantial economic impact of more than $2.4 billion annually. Additionally, the installation is home to the U.S. Army Cyber Command headquarters and the NSA’s Georgia headquarters, which employes more than 4,000 people. Anchoring the city as a regional healthcare hub is Doctors Hospital (5 miles), a 350-bed full-service hospital that includes the Joseph M. Still Burn Center. The Joseph M. Still Burn center is the largest burn center in the U.S. and in addition to treating more than 3,000 patients from across the country annually, the facility recently completed a new $75 million tower that greatly expanded its service capabilities. Further driving Augusta’s healthcare environment is the city’s Medical District, which is home to Piedmont Augusta, an 812-bed acute care facility that includes three hospitals, and Georgia’s only public medical school, the Medical College of Georgia. Connecting travelers to the area is Augusta Regional Airport which served more than 586,000 passengers in 2023 and contributes approximately $300 million in total economic impact to the area each year.

 

Additional Upside Post Renovation The Homewood Suites by Hilton Augusta has been well-maintained under current ownership, receiving nearly $1.4 million in CapEx since 2018. Despite being well-maintained, the asset has not received a comprehensive renovation since 2016. Significant upside remains upon completion of a change-of-ownership PIP. The improved product offering combined with continued market growth expectations will allow New Ownership to increase RevPAR and NOI to levels well exceeding in-place metrics.

 

Significant Operational Upside The Homewood Suites by Hilton Augusta is currently institutionally managed, presenting the Buyer with an opportunity to implement a revamped management strategy. With a more localized management approach, New Ownership will be able to improve on efficiencies and lower costs compared to those of a larger, institutional management company.

 

Institutional Hilton Branded Asset Hilton’s Homewood Suites brand is one of the strongest brands in the Hilton family Extended stay hotels have achieved occupancy rates 10% - 14% higher than the average hotel over the last 20 years and proved resilient during and after COVID-19 with minimal losses compared to traditional hotels. Additionally, premium branded assets have distinct competitive advantages compared to the rest of the market due to their large rewards and reservation systems as well as name recognition. All Hilton properties are backed by the Hilton Honors reward program which boasts over 190 million members across 18 brands and more than 7,600 hotels worldwide.
