Located side by side within the same parking lot, the Portfolio offers a rare opportunity to acquire two Hilton-branded assets in the heart of Memphis’ Southwind submarket, directly across from the FedEx World Headquarters and minutes from International Paper, Sedgwick Claims Management, and TPC Southwind. The Portfolio presents a clear value-add opportunity through targeted renovations and repositioning. For the TTM period ending June 2025, the Hotels achieved RevPAR Penetration Indexes of 65.7% (Hampton Inn) and 70.5% (Homewood Suites), highlighting immediate upside through an improved product offering and revenue optimization. Both Hotels are institutionally managed and benefit from operational synergies, offering margin enhancement potential under a more cost-efficient platform. Offered below replacement cost, the Portfolio is positioned to benefit from over $27 billion in regional economic investment, including transformational projects by Google, xAI, and Ford.
