Adjacent to Albuquerque International Sunport with immediate access to I-25 and minutes from Downtown Albuquerque, the Hotel is proximate to the University of New Mexico, UNM Hospital, the New Mexico VA Health Care System, Presbyterian Hospital, Kirtland Air Force Base, and Sandia National Laboratories, anchoring a durable base of education, healthcare, defense, and research demand.  

 

For the trailing twelve - months ending June 2025, the Hotel generated $4.0 million in total revenue and $1.2 million in NOI (30% margin). RevPAR of $96.72 ranked third of seven in the competitive set, indicating runway for rate growth. Upside is expected through execution of a change-of-ownership PIP to elevate product quality and support rate-driven RevPAR gains. 

 

The Hotel is institutionally owned with third-party management, providing a Buyer the opportunity to implement a localized, performance-focused operating strategy. Extended-stay assets commonly achieve 35% or higher NOI margins, suggesting potential to enhance profitability through staffing discipline, and tighter operating controls. Broader market tailwinds—including ABQ Sunport’s modernization, ongoing corporate investment, and Albuquerque’s expanding film and television ecosystem—further support the Hotel’s long-term growth profile as a well-located, cash-flowing, Marriott-branded extended-stay asset.
