For the trailing twelve - months ending June 2025, the Hotel generated $4.0 million in total revenue and $1.2 million in NOI (30% margin). RevPAR of $96.72 ranked third of seven in the competitive set, indicating runway for rate growth. Upside is expected through execution of a change-of-ownership PIP to elevate product quality and support rate-driven RevPAR gains.
The Hotel is institutionally owned with third-party management, providing a Buyer the opportunity to implement a localized, performance-focused operating strategy. Extended-stay assets commonly achieve 35% or higher NOI margins, suggesting potential to enhance profitability through staffing discipline, and tighter operating controls.
