HUNTER HOTEL ADVISORS has been exclusively engaged to solicit offers for the purchase of the 107-room Hampton Inn Naples Central (the “Hotel”). This offering presents a rare opportunity for an investor to acquire a recently renovated asset in the fastest growing market in the country. Naples has become the nation’s hottest real estate market since 2021, with home values up 43% over last year per Redfin. The Hotel is positioned to capitalize off the tailwinds in the Naples market, most notably the numerous luxury focused developments that are anticipated to bring massive demand to Naples. Headlining these developments is the Naples Beach Club, a Four Seasons Resort Development which will be a mixed-use and resort development across 125 acres located a fiveminute drive from the Hampton Inn Naples Central.

Since current ownership’s acquisition of the Hotel in March 2021, the Hampton Inn Naples Central has undergone $4.1M (~$38k per key) of capital expenditures, which includes a major renovation. Since 2021, current ownership has undergone capital expenditures totaling ~$4.1 million ($38,317 per key), resulting in the modernization of the guestrooms / public space as well as Wi-Fi upgrades, TVs, and FF&E replacements. PIP work required by Hilton for the next owner is anticipated to be marginal.

Naples, recognized as one of the top lodging investment submarkets in Florida, has experienced unparalleled growth in leisure demand. Given the scarcity of permits and the high cost of land in the area, this offering represents a distinctive opportunity to enter a market with substantial barriers to entry.
• Stable Performance Growth w/ Upside: The Hotel has seen a significant increase in performance since 2019 and significant upside remains for a new owner to capitalize on the recently completed renovations as well as a change of ownership PIP and drive RevPAR and NOI well beyond in-place metrics without any disruption to operations. 
• The Hotel is being offered unencumbered of current management and any debt with a full 15-year franchise term from Hilton.
