Naples has become the nation’s hottest real estate market since 2021, with home values up 43% over last year per Redfin. The Hotel is positioned to capitalize off the tailwinds in the Naples market, most notably the numerous luxury focused developments that are anticipated to bring massive demand to Naples. Headlining these developments is the Naples Beach Club, a Four Seasons Resort Development which will be a mixed-use and resort development across 125 acres located a fiveminute drive from the Hampton Inn Naples Central.

 

Since current ownership’s acquisition of the Hotel in March 2021, the Hampton Inn Naples Central has undergone $4.1M (~$38k per key) of capital expenditures, which includes a major renovation. Achieving a $149 RevPAR and strong in-place cash flows, this offering provides a unique opportunity for an investor to capitalize off of Naples’ continued growth at a discount to replacement cost.

 

  • Institutional Recently Renovated Hilton Branded Asset: The concrete-structured Hotel was recently renovated in 2023. Since 2021, current ownership has undergone capital expenditures totaling ~$4.1 million ($38,317 per key), resulting in the modernization of the guestrooms / public space as well as Wi-Fi upgrades, TVs, and FF&E replacements. PIP work required by Hilton for the next owner is anticipated to be marginal.

  • Stable Performance Growth w/ Upside: The Hotel has seen a significant increase in performance since 2019 and significant upside remains for a new owner to capitalize on the recently completed renovations as well as a change of ownership PIP and drive RevPAR and NOI well beyond in-place metrics without any disruption to operations. 
  • The Hotel is being offered unencumbered of current management and any debt with a full 15-year franchise term from Hilton.
