HUNTER HOTEL ADVISORS has been exclusively engaged to solicit offers for the purchase of the 157-room La Posada de Santa Fe, A Tribute Portfolio Resort & Spa (the “Resort” or “Property”).  Ideally located on five acres in the heart of downtown Santa Fe—just steps from the historic Santa Fe Plaza—the Resort represents a rare opportunity to acquire a landmark, institutionally branded asset in one of the Southwest’ s most desirable and supply-constrained hotel markets. Originally constructed in 1882, the Resort opened officially as a hotel in 1940 and has evolved into a distinctive village-style compound of Pueblo-Revival casitas, delivering an irreplaceable sense of place. Featuring four restaurants and bars, a full-service spa, ~7,700 square feet of meeting space, a seasonal pool, and curated on-property art programming, the Resort is uniquely positioned to capture Santa Fe’s diverse cultural, leisure, and group demand.

 

For the Trailing Twelve Months (TTM) period ending August 2025, the Resort generated ~$18 million in total revenue and ~$4 million of cash flow at a 22.3% margin. While performance remains strong,  the Property’ s RevPAR index has moderated from 116% to 101% over the past two years, with its competitive set ranking currently fourth of eight hotels. This relative softening highlights the opportunity for a new owner to implement Marriott’ s change-of-ownership Property Improvement Plan  (PIP), which will modernize guestrooms and common areas, enhance guest experience, and position the Resort to reclaim its historical market leadership.

 

Additionally, the Resort offers further upside through continued activation of its multiple F&B venues— including Julia – A Spirited Restaurant & Bar , the Staab House lounge (recognized by Travel + Leisure as the “ coziest bar in Santa Fe”), the Patio Restaurant, and Julia ’ s Social Club. The offering represents a compelling opportunity to acquire a historically significant, cash-flowing Resort with clear value-add potential and enduring institutional appeal in a tightly held, high-barrier-to-entry market.
