Willow Creek Partners is a real estate investment and management firm. We believe that the opportunity in real estate exists where demand and value meet. We focus on acquiring primarily multifamily apartment communities where demographic trends and demand drivers can serve as predictors of future value creation. We target acquisitions in the Mid-Atlantic and Southeast, with a particular focus on VA, NC, and SC. Willow Creek purchases undermanaged, underperforming, as well as stabilized properties at attractive in-place valuations. We employ an investment strategy that combines objective market analysis with local market expertise. We favor assets that underwrite to a clearly identifiable business plan. Our investment strategy comprises three major components. First, we identify markets with built-in demand drivers- primarily in secondary and tertiary markets where local market knowledge and relationships potentially give us an edge over competitors. Next, we target middle market deals with a certain capitalization- potentially too small for institutional investors, yet too large for local players. Finally, we aim to unlock value through disciplined underwriting and proactive management and business plan execution.
