White Oak Partners
Founded in 2016
White Oak is a well-capitalized multifamily investment company with significant liquidity. In addition to being able to close on investments without an equity partner, we are uniquely positioned to materially scale up our ownership portfolio and absorb substantial growth in Assets Under Management. Complementing our senior executive team (which averages over 25 years of experience in the real estate industry) is our Advisory Board. This Board provides strategic guidance, counsel, and market knowledge to our company and stakeholders, and is comprised of professionals with significant institutional and financial expertise. Our Team at White Oak has experience investing in all multifamily real estate asset classes including new construction, deep repositioning, extensive rehabs, and lighter value-adds. We conduct detailed, on-the-ground research, analyzing supply and demand, while observing ongoing developments, market drivers, and trends, including housing affordability.
We identify markets where there is compelling evidence of single-family home pricing stability, job and income growth, and an underserved demand for apartments, balanced by a reasonable delivery of new apartment supply. We have experience during multiple historic real estate cycles, both up and down. Dedicated team of research professionals reviews and ranks secondary markets throughout the US that demonstrate strong economic drivers including population and job growth, education, and income/age demographics. Thorough market profile for each asset based on internal market research and analysis. In addition to our own analysis, we source independent third-party market data to verify our findings. Value-add program involves a thorough business plan including amenity enhancements and unit upgrades. Continuous evaluation of results and proactive adjustments designed to meet changing market conditions, optimize returns, and maximize asset value at sale. Fully-staffed asset management and financial discipline within each geographic region; responsible for revenue management, daily operations, development and execution of strategic plans.
