T2 is a fully integrated private equity real estate investment firm that provides capital solutions across the commercial real estate spectrum. Our portfolio is the result of deep industry relationships and a data-driven approach in pursuit of outsized investment returns. A significant part of T2’s business is the management of its debt fund, the T2 Strategic Real Estate Income Fund (“SREI”). SREI is a balance sheet lender and has full discretion of its investment allocation. The investments generally consist of senior-secured bridge and/or event-driven loans that are used to facilitate property acquisitions, ground-up and value-add construction, note acquisitions, recapitalizations, partnership restructurings, and many other complex and/or time-sensitive situations. On the other end of the capital stack, T2 is actively engaged in the opportunistic acquisition and development of select property types in growth markets. With the benefit of in-house expertise in engineering, construction, leasing, and property management, T2 utilizes an efficient and collaborative approach in assessing investment opportunities. The most recent investments have consisted of multi-family as well as student housing properties within the southeastern US. T2 has deployed $1+ billion across the entire capital stack and among virtually all property types. The firm has created a niche in swiftly executing investments of $2—25 million on properties that require a total capitalization of $2—75 million. Each investment is designed to serve as a customized capital solution that is tailored to meet specific objectives and lead to a mutually desirable outcome among T2 and its counter-parties. As the manager of multiple discretionary funds, T2 is actively pursuing unique, value-add opportunities as lender as well as owner. Complex and/or time-sensitive opportunities are welcome.
