We are an Atlanta-based, full-service real estate operating company specializing in the acquisition, development, brokerage, leasing and management of retail assets in the Southeast and Midwest. We are actively acquiring shopping centers in the Southeast and Midwest. We seek properties with fundamentally-sound characteristics that have been negatively impacted by situational circumstances that can be overcome. Using our in-house, diverse team of professionals, our goal is to improve the physical, tenancy, financial, operational or management attributes of such properties to create meaningful value for our investors.
We have developed over 200 build-to-suit and multitenant shopping centers to date. By adhering to these fundamentals, our projects are consistently finished on time and within budget all while maintaining quality and reducing occupancy costs to our tenant partners. During initial planning, we ensure our underwriting is conservative, realistic and thoroughly vetted. During implementation, we execute a disciplined plan that streamlines due diligence, attention to detail and prudent construction management practices. Our in-house core capabilities differentiate us from others in the marketplace and enable our development team to consistently exceed the expectations of our tenant partners.
We lease approximately 3 million square feet of retail space, ranging from grocery-anchored shopping centers to neighborhood centers to single-tenant assets, and have intentionally limited our portfolio size so we remain focused on maximizing results. This disciplined approach allows us to devote more time to individual listings to create lasting value. For most companies, real estate is the second largest line item after payroll in their operating budgets. Prudent site selection greatly impacts efficiency, profitability, corporate image, and employee morale. To address these needs, we work with local, regional and national tenants to identify and align strategic business, financial, and operational goals with core real estate objectives. With more than 20 years of industry experience, we have in-depth local market knowledge, extensive industry contacts, and strategic problem-solving abilities that are key to achieving tenants’ real estate goals.
We actively develop retail properties across the Southeast. Often times, we have excess land available that is not needed for the retail center that we subdivide and list for sale or hold for long term investment. In addition, third party owners often engage us to market their land holdings given our extensive network of repeat buyers. Property management is often the most undervalued discipline in the retail industry, but is absolutely the key to maintaining a healthy and vibrant center. We appreciate this importance and have invested significantly in our in-house property management capabilities, which are utilized for assets we own and by third-party clients.
