Our current asset strategies include multifamily and industrial/logistics real estate assets in the United States. Our target markets are gateway cities on the Eastern and Western coast as well as the Sunbelt region in the South. We are a full service real estate investment platform including asset management. We invest in multifamily and industrial/logistics real estate assets in the United States. We target single assets and portfolios with a sweet spot of $15M - $75M GAV and the flexibility to do larger deals for the right opportunity. Our investment strategy is founded on the combination of an entrepreneurial approach and a conservative institutional mindset. We target large gateway cities on the Eastern and Western US coast lines, such as New York and Los Angeles, as well as in the Sunbelt region in the South, with a particular focus on Texas. Our principals currently live or have lived in the target markets for several years and have acquired substantial local market expertise Multifamily is our main strategy, where we have the highest conviction and deepest market expertise. Multifamily yields & rental income have proven to be less cyclical in any economic environment, supported by a continuing trend of renting versus ownership and a minimum exposure to digital disruption. Multifamily investment markets are extraordinarily liquid with a vast universe of institutional private and publicly listed buyers and managers. Multifamily is a very institutionalized and professionally managed asset class. Besides New York City, we are particular interested in gateway cities in the Sunbelt region of the US, such as Dallas, Atlanta, Orlando. The markets show strong long term secular trends including demographics, job growth, infrastructure, and a favorable political landscape. All markets are national hubs for large companies and universities. We target class A/B single assets or portfolios sized $15-75M (GAV) with an unlevered going-in cap rate of 4.5+% and value-add potential. Based on a conservative leverage of 60% the assets offer highly favorable risk-adjusted returns with 6-8% cash-on-cash yields and 12-16% IRR. Industrial is our second strategy. Another asset class, which we highly believe in based on our investment principles. We are particular focused on logistics hubs, warehouses and distribution centers, as demand for this segment is fueled by the significant growth of e-commerce. Similar to multifamily assets, industrial assets also behave less cyclically in any economic environment, supported by an ever greater need to fulfill last-mile logistics requirements for e-commerce. The asset class is also highly institutionalized and liquid with plentiful institutional private and publicly listed buyers and managers. Industrial is our second strategy. Another asset class, which we highly believe in based on our investment principles. We are particular focused on logistics hubs, warehouses and distribution centers, as demand for this segment is fueled by the significant growth of e-commerce. Similar to multifamily assets, industrial assets also behave less cyclically in any economic environment, supported by an ever greater need to fulfill last-mile logistics requirements for e-commerce. The asset class is also highly institutionalized and liquid with plentiful institutional private and publicly listed buyers and managers.
Our risk adjusted return expectations are slightly higher compared to multifamily assets. We target multi-tenant class A/B assets or portfolios sized $15-75M (GAV) with an unlevered going-in cap rate of 5+% and value-add potential. Based on a conservative leverage of 60% the assets show strong risk-adjusted returns with 6-10% cash-on-cash yields and 14-18% IRR.
