Promontory Investments is an owner-driven real estate investment and development company that has an established track record in acquiring and repositioning underperforming assets, including Commercial, Outdoor Hospitality, Multifamily, and Land Development properties.

We focus on repositioning these assets to create an optimal experience for all stakeholders, add value to the surrounding community, and provide above average, risk-adjusted returns for our investors.

Transparency and Effective Communication: Transparency is key to trustworthiness. We provide frequent property performance evaluations and ongoing investment financials/metrics to our partners. And are continuously available for any questions, concerns or needs.

Investor First Mentality: It is our policy to place all investors’ interests first, before management. We believe in compensation based upon performance. Therefore, our fee structure is designed to cover acquisition and direct management expenses when they occur, with management paid at the close of the project based on our best-in-class execution.

Preserving Wealth: Preserving the wealth of all capital is our primary responsibility. We manage our assets to ensure that the value does not decrease, but rather improves.

Risk-Adjusted Returns: Promontory Investments does not rely on future returns buoyed by risky market speculation. We identify investment opportunities with existing cash flow and demand in the market, but are under-performing to their potential. Typical investments are cash positive at acquisition, and are purchased at discounts to comparables in the market, allowing us to minimize short term risk while maximizing future potential returns.

Strong Ethics: Strong moral principles are the cornerstone of our business. As an Eagle Scout, I work to ensure the Boy Scout Law rings true in both business and personal endeavors.

APPROACH

 

Identification: Leveraging deep relationships throughout the real estate community we are able to source opportunities that are available both on and off-market. We focus on properties with existing cash flow and demand within the market, but that are under-performing to their potential.

Evaluation: Utilizing our deep market knowledge and analyzation processes, we review each opportunity to ensure it will generate risk-adjusted returns, both in the immediate and long terms.

Business Planning: We create a unique business plan for each property that seeks to maximize value and enhance the property's competitive advantages.

Capitalization: Promontory forms joint ventures and partnerships with institutional and private investors to acquire projects, ensuring that our goals are aligned with our investors’ goals for the near and long terms.

Asset Management: We work diligently to drive the business plan forward after acquisition, with an aggressive, hands-on asset management approach.

Stabilization: Alongside our investment partners, we evaluate the optimal timing and structure to either sell an asset or hold for the long term, to ensure maximum return for our partners.
