Nicas Group Capital, Inc. is a vertically integrated multifamily ownership group that performs all management and construction. We look to identify and source off-market opportunities by using creative out-of-the-box thinking combined with exhaustive research and a systematic approach to risk management. We believe that it is only by focusing deep within our discipline and being clear with our vision that we can be decisive with our actions. It is the reduction of risk that can only come from deep industry knowledge. From this belief, we seek to redefine and recreate what it means to be an institutional platform that invests in historically non-institutional product. We are focused on light to heavily distressed B and C class properties in the southeastern part of the US. We target “workforce housing”in secondary and tertiary markets around major metropolitan areas. When we initially acquire these opportunities, they are often struggling with occupancy problems, physical distress, differed maintenance, crime, delinquency, and therefore under perform financial. Although there could be a multitude of reasons that lead to the deterioration of the property, ultimately, it is our belief, that they all can be solved though efficient and systematic operational management. In order to efficiently bring these properties back to market standard, physically and operationally, we control the management directly down to the individual property managers and maintenance people on each of the properties. We provide them the support they need through proper project management, construction management and training. By controlling every step of the process we are able to control costs, reduce our investor’s and lending partner’s risk while creating higher than average returns. We are owner operators who are vertically integrated with best in class internal operations, construction management, and reposition processes focusing on distressed B and C class apartments across the southeast.
