We then choose architects and designers with whom we’ve succeeded for many years in providing highly attractive properties, cost-effective construction, state-of-the-art floor plans, and high-quality features such as screened porches, granite countertops and hardwood floors.
Further, we custom-tailor each property to its specific market: for example metal roofs in Florida and stone features in markets where these are popular. Our marketing is uniquely strategic and comprehensive as well.
Which means not only targeted positioning and creative, but spreading this message throughout every level of our marketing effort: advertising, amenities, models, brochures, signage, and landscaping—even social media.
We’ve learned that every property must have its own identity. Each has its own special market or sub-market. Each has a unique competitive environment. Each has advantages which must be emphasized.
In addition, over the years we’ve honed these marketing skills to a fine edge, having learned that ever-changing market conditions demand far more than cookie-cutter approaches. The right on-site personnel don’t just walk in off the street.
First, we recruit specific people as required by each property. They are then given training that’s both thorough and intense. Such training is not once-only, but continuous. Equally importantly, these people must be motivated.
Because if any one factor could be singled out as contributing most to our lengthy record of successes, it would have to be our ability to motivate people. Call it psychology or call it expertise in human relations, whether our associates are managers or people who mow the lawn, once we’ve hired and trained the right ones, all must be confident, relaxed and enthusiastic about their jobs—and as eager as we are to make their properties succeed.
