Harbour’s twofold strategy includes acquisition of existing value-add centers and ground-up development of new centers. Our value add investment strategy includes redevelopment of existing centers as well as repositioning or replacing anchor tenants to optimize our merchant mix and increase net operating income. Our ground up development strategy primarily includes a grocery anchored component with a focus on specialty grocery anchored and mixed use centers. We leverage our extensive retail relationships to optimize tenant mix and create a synergistic customer shopping experience. We are actively seeking HRP development properties and joint venture opportunities where we can leverage our development expertise, retail relationships, or fund capital.
