Guardian Capital is a privately-held real estate development and investment firm. The Company focuses on the multifamily sector and invests in the development of institutional-sized, ground-up development projects.

Since the 1970s, Guardian Capital and its affiliates have developed master-planned communities, multi-family projects and retail shopping centers while offering equity investment capital powered by strong leadership and a tradition of success. On behalf of our principals and investors, we finance, acquire, develop, invest and manage real estate in California and the Western United States.

In 2009, James Previti founded Guardian Capital after successfully founding and leading Forecast Homes, one of the largest privately-owned home building companies, which was subsequently sold in 2002 to K. Hovnanian. He gathered a team of experienced real estate professionals dedicated with the investment thesis of strategically placing equity capital and developing opportunistic real estate ventures based on market conditions, strong existing industry relationships and a team based mentality.

Guardian is active throughout the capital stack, providing equity, preferred equity, and mezzanine debt while sourcing construction and permanent debt from its network of lenders. Guardian’s internal capabilities include project design, entitlement, construction management, and asset management.
