Fairbridge Asset Management offers alternative investments for accredited investors via private, direct origination, secured real estate bridge loan facilities for 1-4 and multi-family residential construction.

 

Fairbridge Partners L.P. (the “Fund”) originates and manages a diversified portfolio of loans secured mostly by a first lien on the underlying real estate collateral. Loans are between $1MM-$100MM and typically have terms between 12-24 months with extensions possible, and LTVs up to 65%. Loans can close in as little as 15-30 days. Borrowers are usually real estate developers or real estate investors using loan proceeds for acquisition, refinancing, repositioning, and construction of (primarily) residential housing assets.

 

The Fund seeks to produce consistent, risk-adjusted returns for investors that are largely uncorrelated to traditional asset classes. Investment offerings are of particular interest to Family Offices, independent RIAs, interval funds, funds of funds, and private investors. Investor confidence is maintained by the depth and experience of Fairbridge’s management team, the firm’s personal approach with each borrower, conservative LTVs, along with an institutional approach to the market, multi-year audited financials, and a consistent pattern of returns.
