We are a principal investor and lender, backed by long-standing institutional capital with extensive financial resources. We have funded single asset and portfolio transactions ranging from $25mm to over $500mm. Our capital is flexible, as we invest in all parts of the capital structure (debt, preferred equity, and joint-venture equity) and provide liquidity for property acquisitions, recapitalizations and distressed debt investments.

Criterion invests in all real estate asset classes and all markets in the US. Our approach is to offer customized solutions as a comprehensive capital provider and investment partner for property acquisitions, borrower recapitalizations, discounted note purchases and any transactions with complex debt or equity structures. On stabilized properties, we can provide high leverage debt, above levels offered by traditional capital providers.

Criterion seeks to make asset level investments with operating partners having established track records and a proven ability to execute. We focus on intrinsic value and are willing to invest in high quality properties that lack cash flow and/or need repositioning, including development/redevelopment, vacant land and condominium inventory. Our team has many years of experience in closing and structuring complex transactions in compressed time-frames.
