Since 1939, Birtcher has successfully developed over 65 million square feet of commercial and industrial assets, in partnership with long-term global and domestic capital. Over the decades, the Company has been recognized for best in class projects, construction, and asset management services. Now, in its fifth generation of family ownership and management, the firm has embraced its roots of developing industrial facilities in the highest absorbing US markets that also exhibit the highest barrier to entry.

Since 2005, Birtcher has specialized in zoning and development of "big box" logistics facilities ranging from 250,000 to 1.6 million square feet with a particular focus in infill Los Angeles, Inland Empire, the Bay Area of Northern California, Northern New Jersey, and Central Pennsylvania.

Investment Criteria: (1) minimum site size of 7 acres; (2) sites that feature difficult zoning, land assemblage, title or environmental challenges are welcome; (3) submarkets must demonstrate exceptional annual occupier demand and feature project delivery constraints; (4) value-add acquisitions over 100,000 square feet and zoned for warehouse use; and (5) time to obtain all necessary entitlements or major remediation requirements.
