Ashley Management Corporation

Rochester, NY

The Ashley Companies initially began in the mid-70s as Sibley Real Estate Services, a property management company created to serve the REO needs of many financial institutions. In 1995, Sibley became Ashley Management Corporation, which began focusing on acquiring multifamily communities for the firm’s own portfolio.

Currently, The Ashley Companies refers to several related entities having a coordinated objective of creating value through property management and real estate investment activities. The group’s core activities run through two entities: Ashley Management Corporation and the S.B. Ashley & Associates Venture Company, LLC. With over 30+ years of management experience, our two core strengths are an unwavering commitment to customer service and a disciplined approach to managing expenses. Refining our key competencies over the years has allowed management to instill a system and a culture focused on efficient operations to drive value creation.

Ashley's operating philosophy is simply to generate and preserve value. We deliver on this commitment by remaining strategically focused while applying creativity and pragmatism to each community repositioning effort. Ashley operates for the long-term by focusing on integrity and constituent alignment. Our efforts have always centered on providing excellent customer service to our residents while closely monitoring expenses to drive value. The Ashley Companies targets New York based, value-add or distressed apartment communities in supply constrained markets. Ashley focuses on assets priced far below replacement cost that have potential for rental gains from (1) operational efficiencies through improved property management and (2) extensive capital improvements to both the interior and exterior of the units. The typical hold period for any multifamily investment is seven to ten years. The Ashley Companies will consider single assets, portfolios, distressed properties, REO's, receivership sales, short sales and non-stabilized lease-up opportunities.
